Basement level room under garden

    Evening all,

    I have been researching garden rooms to use as a home office/gym and have come across a few UK based companies that specialize in building a habitable room under your garden is such a way that you do not lose any/minimal garden area.

    It seems that if the room is kept separate from the main house it will simplify planning applications.
    It is also limited to 50% of the garden area for soakage reasons.

    Has anybody come across this sort of build in Ireland?
    Where does the council sit with regards to PP?

    An interesting idea for sure but am wondering why I can find any good IE references.

    There are a few companies here that construct standalone basements in Ireland, just search for "basement building Ireland" and most of the companies will come up.

    You do need planning for a basement.

    Is your garden easily accessible for machinery (i.e digger and dumper)?

    Thanks for the reply.
    I see now a few companies that I can contact.

    I do have side access to the the back garden but the digger would not be dropping soil straight into the dumper truck.

    Give a few of them a call and they will give you a rough price. Just have an idea of the size you'd be after and the type of access you would like to the basement.

    Around what width is the side access, would it be around 1.5mtr wide?
    Have you a front garden that the soil can be dropped in for a grab lorry to remove from site?
