Architect/designer to design layout of house

    I have a 4 bed semi detached house. The house was build in the 1950's and is slightly bigger than your average 4 bed. My problem is that I'm not a designer and although I have an idea of what I'd like to do with the house I don't know if it's practical or cost effective. What I'd like to do is have a road map of what I'd like to do with the house and work towards that rather than doing different jobs piecemeal around the house which may not tie in the the overall plan and then find that I have to undo something 2 years after getting work done.

    If I go to an architect, the first thing they want to know is "what's your budget" and if you don't have €100k they're not interested. What I'd like is for someone to draw a plan of the house with a few options to maximise space, best layout, knock this wall etc and once I have that I can work towards saving €30k for an extension of €20k for attic conversion etc.

    Have anyone ever got this done before or does this service even exist?

    Ask the local college? Other than that surely an architect's firm is willing to do whatever you ask of them if you're paying by the hour?

    You need the services of a professionally qualified experienced Interior Designer.
    Someone who will come in & listen to what you want need & hope for, someone who takes that & discusses your ideas & aspirations & can apply them to your existing home to allow the best use of space & light & function.

    Ask around for recommendations on designers & pick up the phone & chat. Good interior designers are busy & would be unlikely to give you an appointment without a delay, but if you have taken the time to enquire they should be able to give you phone time so you can decide if you have any sense of a rapport.

    This rapport is vital as however small the work you want done now, you are inviting someone in to discuss the 'thing' that will cost you the most of your (hard earned) money in your life - it's an emotional & often stressful journey at times - having someone you trust professional & on a personal level is vital. (29 years experience at this qualifies me to say this I think!)

    you need to think about the impact that leaving the wallpaper on the walls may have if you do any insulation work.

    If you have left the wallpaper behind on external waals and u them decide to dry line as an insulation project, you risk bringing the dew point in as far as the wallpaper which is a wonderful medium for mould.
    When discussing ideas with anyone, make sure u are clear with them about w=what the wall structure is and make sure you both understand the issues re moisture retention/condensation/mould etc

    A good designer / architect that works on an hourly basis should be happy to provide you for some guidance. If they don't then i wouldn't waste my time on them. When i was working in the industry i would happily tailor the service to suit the clients needs, which sometimes was just an hours worth of advice with some follow up queries by emails.

    Keep looking, you should find someone.
