hello all wondering get any advice from you , im building a dormer bungalow , the floor is pre cast flooring .in my bedroom i have double doors leading out onto a balcony.the balcony is a 50 pence design its also precast floor, the floor is sitting on the inner leaf block, its structualyl sound.i have put down on top of the balcony floor first heavy gauge poloythene and then i have put down 100 mil inslated board, and then polythene on top of that ,any advice on if i pour a concrete floor and have a fall to the middle to a drain which i will fall also to the left of floor into a gutter , i guess i will have to put lead flashing also around the peremiter of the wall .do you think this would be ok , thanks for any advice

architects cost a lot for calling to the site to over see work if there is any way of avoiding that do so , it sounds to me hes qouting for a lot of things you could avoid ,

So I wonder will you take any advice such as in 2 above.

Anyway my advice is to get the water cooled Stihl con saw and cut off the balcony slab from the outer face of the inner wall and build a balcony that is thermally broken from the main floor slab.
You have a massive thermal bridge with the hollow core.

Hi is there much difference in the cost of timber flooring with lots of insulation and a precast floor. We are also building a dormer. Also slates which company did you use and what type?
