Cost per sq m - bungalow vs two storey

    Sorry if this a dumb question or been asked loads of times before, did a quick search but couldn't find answer!

    If a ballpark build cost is €1000 per sq m does that apply across two storeys? i.e the footprint of house I am planning is 6m x 20m - 120 sq m downstairs, 240 sq m in total.

    Does the per sq m rule of thumb apply to the whole 240, or can the upstairs generally be discounted a little?

    Rule of thumb is €1000 per Sq. M.
    And that's kinda in the low side too.

    If using this calculation blows your budget out of the water then you have to reduce the house or increase the budget. If it comes in the ball park of your budget then the next step is to engage a QS to do an accurate costing and BOQ so you can stay on budget.

    Thanks, I realise that the 1000 is kind of low, but was more interested in knowing if the second storey can be discounted a little. Disappointing to hear it can't!

    It still has to be built so cannot discount it.
    It's still only a beermat calculation so don't get hung up on it.

    ...1000/m2 is low, and that's for a 2-storey.

    A bungalow will always cost more than a two storey, for the same amount of floor space: twice the foundations, twice the roof, more external wall.

    I spoke to an Eng yesterday who is pricing a 260m2 bungalow for a client, and he's advising his client €1400/m2 in the West of Ireland.
