    Hello,
    Our neighbour has concerns about a fence of ours encroaching on his property. I took a look at the land registry site, and I am able to see my site registered (with the red hatching), but my neighbours site does not appear to be registered on this. What does this mean, and in general really- what are the issues with a property not being on the land direct site?

    When you click on his property on the map it will say "the title to this property is unregistered" or something to that effect. This means that the details of the transaction have been registered in the registry of deeds.

    In relation to the boundary on the land registry website you will note that the boundaries are not definitive. I.e you cannot rely on this as conclusive evidence of the boundaries of your property.

    Boundary disputes do not usually end well and where neighbours cannot agree amongst themselves can often end in court. No one is really a winner there!
