What kind of survey do I need and when on a new build?

    I have recently put a booking deposit down on a new build that is approximately 6 weeks away from completion. There are a couple of doors still to be fitted, bathroom fixtures to be fitted, kitchen to be finished, walls to be painted etc...

    Should I have a pre-purchase check done on the house before I commit 10%? If I do what about all the things that have still to be completed? Would a snag list catch those and does it come in between the 10% and final payment?

    I would be most grateful if someone could advise on what I should do first/next.

    You need a snag list to be done as close as possible to the finish.
    The builder usually states when the house is ready for this. If you send someone in too soon you will waste money preparing a list like "fit door / fit kitchen sink / fit stairs handrail" . Just a list of things that will or should happen anyway.

    The snag list is intended to catch things not completed to a good standard.

    Depending on the builder this can be become a stubborn battle of wills ....

    Snaglist is typically done two weeks before completion of contract of sale. You might think these days the builders do finish off properly but not so. <snip>If the house has been recently built then there should be no issues with Pyrite and it should have no structural defects. If its been sitting unfinished since the crash and is now only getting finished off then there may be issues beyond defective poor workmanship and omissions.
