Difference in sold price on daft and property register

    checking a few properties sold prices and notice a couple of discrepancies between the two systems.
    Anybody know why this is ?

    To make matters more difficult; when talking to the auctioneer about the final sold price they say "oh it was higher than that"

    The one i am checking had a difference of 295 to 335k
    295 PPR
    335 - Daft Residential Property Price Register - Sold in this area


    trying to gauge what similar properties in the estate went for.

    New builds on the PPR exclude VAT. So add 13.5% to the PPR price
