    Hi I'm new to all of this but I will try explain I'm after buying small bungalow and its only two bedrooms with 1 bathroom and tiny kitchen so my plan is to build on extension with new kitchen and bedroom.
    The house was built about 1985 it has a septic tank but I was told I would need to do percolation test to see if its working ok.
    I have plans drown up by a engineer
    Can anybody explain the process I know I will need to get planning permission as its bigger then the 40 Square Meter that's allowed.

    Get architect/current eng to submit planning, do tendering/ assigned certifer/help select builder and act as assigned certifer during construction. A limited explanation but hope this helps

    what size is it?

    if you were able to get both the bedroom and kitchen extensions in under 40 sq m which would, as long as it wasnt extended previously, mean youd be exempt from planing and the new building control act.


    this would be a very very significant saving to you

    Hi sorry haven't been on this in a while I'm having awful difficulties in getting planning the council came back and wanted a well sunk as there was no water supply on site only rain water tank before they would grant planning so got that done and sent off to the hospital samples for testing but was running out of time so got my engineer to write to get them to extend the time in which they did by 2 weeks
    So had time to get results into council which I did only to be told the time had run out but they had extended it.
    Turns out they fuc### up and I'm paying the price. They wouldn't stand over the time extension
    Now have to reapply and wait a whole 3 months again.
    Anybody got any advice

    What happened your previous application - was it withdrawn or refused?

    In theory if it was refused you could object to the refusal but you'd be on a total losing battle and it would probably take six months for An Bord Pleanala to tell you they are upholding the council's decision - so to me that's a non-runner.

    So with the above in mind there is nothing you can do in terms of the time period. You will have to reapply and that takes at least 5 and more often than not 8 weeks to get a decision and a further four for the grant.

    Before you reapply though - make sure you have everything they asked for in their FI request last time and address any issues that were shown in the planners report.

    On the day the decision was due the council rang my engineer and gave him the option but in saying that only had one choice withdraw the application they told him if I got a refusal it would go against me later.... Now in the process of re submiting it again. Yes all the FI is included

    What did you do re septic tank. I know in mayo, the planning authority are requiring upgrade of all systems pre 1991 at least when applying for planning.

    Had to get percolation test done and as a result of that need to put in whole new septic tank that was all in with the last planning application.
