Self-build mortgage & build certifying Q's

    Hi all

    We will hopefully be starting our build later this year and have a few questions

    The first is what are our chances are of securing a self build mortgage at the moment. We have a site in west cork with full planning recently obtained (we are currently transferring the site into our names as it is on our family farm which I will be taking over down the road), both working with combined income of around 100k+ performance bonus, savings got hammered last year as we got married but will have approx 25k at the time of application, saving min 500 per month and paying 750 rent, the site value should be at least 40k, no loans, credit cards, kids or HP. Wife is a permanent nurse & I am an engineer in the private sector, age 29/31.

    The house is approx 2400sq/ft fairly basic two story design, do the bank use a rule of thmb per sq/ft for purpose of calculating a mortgage.

    With the new regulations are you allowed to complete any of the work yourself, my father is a very capable semi-retired builder, however the farm is now taking most of his time and he has only taken on farm building the last few years. We were hoping to do the ground works, floors and blocks. Assuming the work is completed to a good standard which it will be, would this be an issue for the person certifying the build.

    Are there any specific stages defined where the certifer will visit or is that decided between the client and certifyer prior to commencement once a project plan is in place. Can the certifyer also sign off on stage complements for purpose of drawing down on the mortgage?

    Why not make your dad the main contractor? Sounds like he will be anyway. Start by finding a certifer

    Starts by getting an Assigned Certifier that will allow self build elements.
    Most will not.

    If you are self building here is the process:

    Design & planning permission.
    Structural design
    Bearing capacity testing to ensure the ground will take the build.
    QS to price the build.
    Builder/Subbies found
    AC appointed.
    Commencement.
    Build
    Final certification
    Move in.
