Extended Flue I.S 813 2nd Ed vs 3rd Ed

    Hey all,

    The apartment block I live in was built in 2006/2007 and so the edition of the I.S. 813 that would have been applied was the second edition from 2002. The third edition from 2014 has added new requirements for extended concealed flues, namely the ability to inspect the flue and the void it's in.

    When Gas Networks inspect the boiler these days, they issue a notification of hazard as there is no inspection hatch available to inspect the void or flue.

    I'm wondering are there any implications from not being compliant with the third edition, given that the building was built before it took effect? Do we need to install hatches, or is this just RGII covering themselves in case of issues?

    This is a safety issue.
    Part of the servicing of your Gas Boiler involves the inspection of the flue, also there is a tick box on the certificate of conformance that asks "Flue adequate and correct".
    Without access to the flue it is not possible to determine its condition for evidence of corrosion or incorrect installation.
    Therefore, in order to fully complete the requirements access points are required to inspect the flue.
    Built pre 2014 it is also required that a standalone carbon monoxide alarm is placed in the duct and an alarm placed in each room that the flue passes through.
