Expiring planning permission

    Can anyone tell me what stage of build you have to be at before planning expires?

    No, it's not possible to extend more than once.

    Your build will need to be at "substantially completed" stage by the expiry of the permission in order for you to be able to complete the build under the existing planning permission and works cannot stop on site. If works stop a new permission will be needed to complete the works.

    Each Local Authority can have a variation on their interpretation of being "substantially completed" it is worth contacting the planning department to ascertain what they consider to be the meaning of being substantially completed in terms of an expiring planning application.
