    We have planning permission to build our house since 2008. (Don't worry, we got a five year extension of duration!) anyway we have now saved the coppers, lived on baked beans and toast and paid the negative equity mortgage back to equal equity. It's been a long auld road, we need to get moving on building our dream home after waiting so long!!! So what do you advise should be our approach?

    Don't over build. Budget 1000m2 raw building . €300-500 to finish ( carpets , elec consumer goods). Ignore anyone here who tells you it can be done cheaper - it cannot.

    Design design design. Choose your designer carefully expecing to pay m2 * €10 ( eg 200m2 house , then €20k)
    Have the house built 3 times "vitrually" before in reality. Aim to leave NO decisions to make during the build.

    Build nothing short of a passive house.

    First off look at daft.ie and pick out a similar house go visit it and see if the size fits walk around it question room sizes etc. we built around 2250 proper sq ft and it still seems big to me

    OP, best advice u will get.
    Plan the rooms so services such as hot water, MHVR, radiators etc have yhe shortest runs.
