Parking Space rental agreement?

I presume people use written agreements (I know I'll want to) - is it normal to take a deposit also? He will get a secure key that apparently can't be copied (not easily at least) so I'm thinking a deposit might be needed to cover that in case of loss

A guy is looking to rent my parking and I was just going to have us sign something like this http://www.yourparkingspace.co.uk/files/ParkingSpaceRentalAgreement.pdf

and get a copy of some ID of his and have him set up a bank standing order for the monthly fee (should I make him fill out a mandate letter to his bank or just leave it up to him? he has the power to cancel it regardless, so...)

a deposit to cover the cost of the keys and/or fobs and a standard lease agreement like you posted.

We had issues with the parking space being used when the person renting the space no longer was no longer rented. Underground carpark, the apartment tenants negotiated a lower rent as they didn't have a car and did not want the parking space that cam with the apartment so the space was let to another resident of the apartment block.

We ended up speaking to the management company and were given permission to install one something similar to this drop down parking barrier: http://www.barriersdirect.co.uk/parking-posts-c1087/folding-posts-c1089
