New to farming - Advice needed

Hi guys, am hoping ye might be able to give me a steer here. I ran a successful horse business previously on a farm, which I was lucky enough to have the use of. I now want to lease a place of up to 100 acres. It's a business that means a certain number of horses would be on the land all year round, I know this is something farmers generally don't like the sound of. The land would be taken care of, rolled ect in spring. What would be ideal is to get a farm and house as preferable to keep an eye on horses - I know this would be unusual but maybe you've come across it and have ideas how I might locate a place like that. Also would I be eligible for any grants, schemes that ye know of? Would probably want a five year lease for some security on the place. If I had to put in new fencing in places, I would have to pay for it and no compensation from the owner right? Also I know there has been a rush on land with the quota changes ect. Could the price be better next year when things die down or there's a crissis as some expect to see and maybe some farmers will quit making leasing prices cheaper?
