Planning Permission Council Contribution

    Hi all,

    Just a quick query if anyone can help me with something that's confusing me.

    I'm in the process of applying for permission for an extension to my house. I've looked through similar planning applications in my area and have gone through the "Final Decision" documents where available. What has stuck me is the Financial contribution part and how they drastically vary even though the extensions all seem to be similar. Judging by decisions made in 2014 alone I have seen "Final Grants" requesting zero contributions to others requesting approx €5k.

    I've googled it but I still don't understand, how do the planners calculate the contributions? Is there an exemption for the first 40m2?

    Any help would be great, thanks.

    Generally the first 40m.sq. is free from contributions, and anything over 40m.sq. is levied at a rate per m.sq. Each local authority sets it own rate and it should be relatively easy to find out what that rate is. If you can't find online, ring the local authority/planning department and ask to speak with somebody in the Bonds & Contributions section (in the planning department)...they will set you straight.

    Thanks Docarch, it's South Dublin CC and its roughly €83/m2. The funny thing is, 2 developments close to me, one paid €166 for 42m2 extension whilst the other was 47m2 extension and they were charged €2999. It's just the random nature of it, they're both with the same planning authority.

    You are only charged above and beyond the 40 Sq. M. So one property most likely had other extensions that already contributed to the 40 Sq. M.

    You add up all extensions on your property, not just the one that's currently in for planing.

    Which makes sense actually as, in theory, you could plan to built 35m2 this year and then an additional 35m2 next year. 2 seperate applications, both exempt of contributions. They certainly have you snookered every way! Thanks kceire, at least now I can calculate approx what I'll be charged, before this it just seemed like they picked random numbers out of the air.

    35 this year - free
    35 next year - contributions on 30 Sq. M

    Let's say you had planning permission for an existing extension and you were building another one under 40 m2, would these two be added together and then your charged ?

    Yes, add the 2 together, subtract 40m2 and the remainder is what you're charged for. For South Dublin In 2014 it was €88.27 per m2, I don't know what the 2015 rates are yet.

    Thank you for the reply, I thought maybe having planning permission for the previous extension might exclude it in the adding up.

    Nope, all extensions are added together.
