problems renting land this year

    Id be very grateful for anyones help with this. We are renting land for grazing atm through an auctioneer, however he closed and gave his buisness to another fella. We learned last year that for this year the farmer will no longer have to pay the auctioneers fees and the landowner will have to. The auctioneer chanced his arm with this and tried to get us to pay but we told him this ( this happened about 4 weeks ago) however he called back today saying that we wont have to pay the fees but now the price per acre has gone up because of it! We arent happy with this atall as we have had this field rented for about 11 years continuous and are not happy as the price has gone up (we also have a few other fields rented from this fella) and the sigle farm payment has been cut for us this year. Is there anything we can do about this because it is hardly fair for us? Thanks

    This is what was always going to happen when the "rules" re. land rental fees were changed.

    In theory its up to the land owner to pay the auctioneer but all they have to do is weld on another few euro per acre to the rental price to cover the new(to them) fees.Common sense really on their behalf and not a lot you can do only either pay the increased money or walk away.

    Do you need the land for grazing or were you using it to activate entitlements?
    If the latter then you don't really need it this year as you can spread your entitlements on lesser hectares and unless this increases the per hectare amount substantially then you will work out ok.

    is there not some law thats meant to stop it from being increased because of this? its hardly fair atall considering how farming has become harder to make a decent profit?

    yes i need it for grazing

    Hard to have a law stating that you can't look for an increase in what you want for the rent of your land.
    To be brutal its not really the landowners problem if farmers ain't making money as there is always someone else to take it.Doesn't make sense I know but thats life.

    Theirs nothing you can do about it, it's the landowners land they can ask what they want for it and you either pay it or don't and walk away! Sorry to sound harsh but that's how it is you have zero comeback.

    How much has the rent gone up by. Has it gone up by the equivalent of the auctioneers fees or more
    If It has gone up by the same amount as the auctioneers fees I don't see the problem. You seemed happy paying this when ye had to pay the fees.
    But when the owner has to pay the fees you thought you were going to get it cheaper. I don't think the owner was ever going to lose money because of this change.
    On the other hand if the price has gone up by lets say 30 percent above what you were paying last year then id say its unfair.
    I would say approach the owner and have a friendly chat and see what they say.
    Also is the rental price similar to what is being paid locally.
    Ye have been renting the field for 11 years . Did the price ever go up with inflation. Ye might have been getting an extremely good deal for the last 5 years and the new auctioneer has just pointed this out to the owners.

    You don't have a contract I take it so there is nothing you can do about it.

    So does this mean you're paying out the exact same amount?

    Pay the landowner direct. And cut out the auctioneer.
