auctioneer cost to value land in transfer

    Hi Lads/Lasses,

    anyone have an idea of what an auctioneer would cost to value 50 acres.
    is there a set cost? or proportion of land value?

    sorry completely new to this, have an auctioneer coming so i want to have an idea first.

    thanks for any feedback

    I got an auctioneer to value the farm in 2010 he charged 180, you should ask how much he'll charge before he comes out.

    Do you want it valued high or low?
    You should tell him what value to put on it and then give him €50 to put it in writing on his headed notepaper

    Yeah our one asked us what we want it valued at didn't even have to give him extra

    180 would be top money. Plus the vodka & tonic. Any property has many different values. Insurance, transfer, Taxation, divorce (for him) divorce (for her) etc. All are genuine and valid, even though all are different.

    Got it done a couple of years ago for 100 plus vat. Again he gave a value and then asked was it ok or did I want to to change it

    Not quite your scenario but we had a valuation done on my late Uncles farm for Probate.
    If only one visit and property was in one block €80 + vat which included house, buildings, livestock and machinery valuation.
    If land was divided between two blocks then €100 plus €0.80c a mile up to 10 miles + VAT, thereafter price by negotiation.
    To be honest I would be more concerned about the conveyancing fees charged by your Solicitor.

    Number of acres not important. 180 at the high end of the price range for a valuation. Unless it's for a contentious litigation, which could lead to a couple of hours questioning by a barrister down the line. If you had five of those a week, you wouldn't be giving yourself grief letting houses to students or travellers.

    Local auctioneer did it for €150 before Xmas for me, 90 acres and a dwelling. Be nice to them, and ask them to value it low as possible, if you have to pay a bit extra to keep em sweet it's worth it in the long run as you will save money on the stamp duty of the transfer.

    Be careful not to fall into the trap of valuing the place to low. It can lead to trouble down the line if you want to sell a a piece or transfer a piece.

    that would be sound, but i'd say this guy will want to make it look like he's earned his money so will make a job out of it.

    If it's for inheritance tax so long as you don't take the piss altogether it won't really be questioned.

    tradition, this guy has worked down the years for my father. Just a way of doing things :)
