If you mean wall tiles then a good quality sealant like Tec7 will do the job. If you mean stone or quarry or slate tiles then there are a number of sealants on the market either in gloss or matt.

If they are normal ceramics then don't bother, they don't need a seal.

Bleach and elbow grease could work, there are also grout cleaners available at most DIY places. If it is bad then I would get a grout removing tool, bit like a stanley knife with a serrated blade, scrape the top layer removing the discolouration.

If you have to remove a lot then just regrout. Easy but messy job.

    Cheers TT
While I have you, do you know anything about sealing natural stone- I have it around my fireplace and a lot of dust falls off and also it has gone a very pale clout as it has dried out- I have a dealer claiming too rejuvenate colour and sealed it like that- any thoughts? And thanks again

Sealing natural stone, slate, quarry tiles and the like is an easy job. There are two types of sealer. An impregnating sealer is painted or wiped onto the surface and this soaks into the stone stopped it absorbing any dirt or stains.

Then a Gloss or satin finish sealer is put on the same way. This enhances the natural colour of the stone or slate or marble.

I use the HG range of sealers which I get at my local Archers...

There is also a range of cleaners that you could use before hand if the stone is particularly dirty. For the price of someone doing it for you you will save money doing it yourself and have the satisfaction of bringing back to life a tired surface.
