I have inherited the family home from my father who passed away. I just received land registry documents from our solicitors and they show that I have been registered as owner of a parcel of land a few miles away instead of our family home. The real owner of this land has the same surname as me. I checked the Land registry website and our house is currently listed as unregistered. I am wondering 1. How this happened that I am now registered as owner of someone's else's property and two, what would the likely status of our family home be and three, how will this be rectified? Obviously I have already concontacted my solicitors andawaiting reply.

Sounds like a bizarre cock-up. Since we don't know how it happened, we can't say how it will be rectified. As well as speaking to the solicitors, you should speak to the executor/administrator of the estate; it is probably his responsibility to get this sorted out.

Did this other plot of land, the one wrongly registered to you, also form part of your father's estate?

Hello, thanks foryour reply. I am an executor of the will and I have already contacted the solicitors. The property I am now registered to is not part ofthe estate, it belongs to a neighbor

    1. If there was a subdivision of a folio, check what was actually lodged in PRA. In the case of a transfer of a part the part being transferred, along with being shown on a plan, is set out in a schedule stating area and townland.

    2. If the wrong registration is several miles away it is clearly registered on a different townland.

    3. If as seems likely it is PRA mistake, they will correct it.

4 If the correct site is not registered, it will be necessary to apply for first registration. Your solicitor will advise on what has to be done. Practically all land in rural areas is registered in the PRA, but there are a few unregistered pieces left
