Hi everyone, I am looking to build a house next year on a family site. Do I need to transfer ownership from my father to myself first before applying for full PP. what is the process and the cost. Many thanks

The only constraint on applying for planning permission would be that the site owner needs to give permission to a third party (you) to apply for planning permission on it. You should transfer the site before building, as there may be insurance and tax implications otherwise.

You will each need a solicitor to advise you. Costs should be in the low thousands, assuming a normal site.

Would you be able to avail of Consanguinity relief if the plot was transfered before the end of this year.
