replacement cottage floor

    Hi everybody,

    I am looking please for advice and opinions to replace my cottage floor.
    The cottage is a limestone constructed dwelling 2 rooms upstairs and 2 downstairs with an extension at the back.

    The floor in question was a pine timber floor on joists layed over a bed of clay. the clay would have been about 6" from the underneath of the boards and was dry.

    The joists where in bad shape, so i have removed the whole lot, the other downstairs room is a concrete floor.

    I would like to have some sort of floor insulation built into this room where i am replacing the floor as for it will be a spare bedroom/playroom.

    Would you reccommend a concrete floor like the other downstairs room with insulation in it? if so, how would you construct this?

    Or option 2, new timber joist floor with insulation between the joists and new OSB board and oak laminate on top?

    The floor will be finished with Oak Laminate

    Is there vents in the subfloor if a new raised timber floor was put in?

    id go for 150 PIR insulation and conc screed over top- BUT we cannot see your project and cannot comment on Structrual ramifications.
