Just had a second viewing of a house and noticed that the septic tank was in the back and uphill from the house even though there's a front garden which is slightly downhill from the house which doesnt make sense to me (not originally from countryside so know nothing about these things).
In addition the ground above it has next to no grass with moss and weeds instead?

would rather have septic tank in back garden than front lawn.
looks like your back garden needs reseeding.

don't want to be paying for an engineer till after an offer is accepted, more wondering is this something that will potentially be a big enough cost to influence any offer price.
I know too much grass is a concern over a tank but too little....

don't see what the quality of grass over the tank has got to do with how its working . you should have inspection lids at ground level and if the ground is not soggy around septic tank theyre would be no need for concern. but if you have any concerns get someone competent to look at it

You can a sloping downpipe in an uphill. It does sound strange but it can be done.

I'd suggest the grass issue is due to shading from those horrible cypress trees.

Have a survey carried out by a building surveyor and he/she will answer your questions. Perhaps the property was sale agreed before and a survey report might be available, ask the auctioneer.

Check if septic tank is registered

U should also check whether its in the correct place from planning point of view. When our engineer was checking house he noted it was in wrong place. Solicitor raised it as a serious issue and was a bit of back and forth whether house co.pliant with planning. as part of deal we said we would look after the moving of tank to correct place but we got price drop
