House buyers, watch out for estate agents ,prolonging bids, advertising the property for one price, you meet that price next of all after waiting to hear from them if your bid is accepted a massive increased offer has been put in.then after you meet the offer they go and put the house up for veiw again, they are crooks,a law to themselves, property buyers have no chance of getting a property at a good reasonable price with these gangsters operating ,no complaints board in place to deal with these people asap ,they have the market wrapped up in there favour, should be a regulator watching these people ,a bid should be accepted within a time frame and property taken down off website, vendor should be made take the asking price or higher within a period of time from offers been taken ,if doesn't take highest bid within that time a fine should be put on them, property buyers need some framework in place to help them secure there potential homes

The core of your complaint is that a person might fail to buy a property because somebody else is prepared to pay more.

There is a complaints process for estate agents and a regulator. You have to keep in mind that the EA does not work for the buyer, but the seller and their job is to get the best possible price.

On that note your OP is not a discussion, but an almost illegible rant (paragraphs are a wonderful thing) so I'm closing it off.
