Confused over extension

    We have just gone sale agreed on a house. Before we move in, we want to build an extension/sunroom onto the kitchen/dinning room. Where do we start? We dont need planning permission. We want to get this work started as soon as possible once we get keys to the house. We also need to get a pre purchase survey done. Do I contact an architect and ask him to do both the survey and drawings for the extension? Then get prices from builders. Should it be a quantity surveyor Im getting. Neither of us have experience of building but I dont mind dealing with the builders. I just need to know where to start. I was hoping that by getting an architect to do drawings, it may be easier to get prices from builders given that we need to start this work quickly. Do I need drawings? Any advice appreciated.

    Best to have a drawing and a good outline of what you want. Otherwise thre different builders will give three different quotes based on three different opinions on what should be done.

    A local technician or draughtsman could even do it if it's just a basic floor plan required but you may need advice on the structural elements if any.

    Usually the pre sale survey is done by a surveyor, they are relatively cheap for that kind of thing (we paid €130 each time during the boom).

    Are you absolutely sure about that?

    By your own admission, the whole process is not something you are familiar with. Make sure you are certain about permissions and such. Don't make assumptions.
