Architectural design and building a house in Meath

    Hi Folks,
    We own a site with planning permission and intend to build a house on it soon. We intend to change a few details and are aware that we might have to re-apply to planning to ensure everything is done correctly. We have no knowledge of building and would so be relying on a builder or project manager. We have gotten a few quotes from architects to change our plans and they appear quite large. For example around €14k to just draw the plans. Would this be the general cost as we assumed it would be less? The house will be around 260mSq. Next, would anyone have any recommendations for a builder around Trim, Co. Meath. Obviously PM me only. We want to keep costs down as much as possibly and might need to adopt a staged approach. Finally what would be the average cost of a Project manager?

    Are you changing the external design of the house or just the internal design. 14k is daylight robbery. More like €1400? Is it a complication and extravagent design or traditional square type house?

    A PM could be €10,000 - 50,000 depending on the level of work, the simplistic or complicated design of your house and depending on what responsibililites and insurances you expect from them.
