Is tenant or landlord responsible for the following...

    Servicing the Gas boiler?

    Cleaning the chimney?

    Actually thought I had more queries to add but I don't!

    If it's the landlord is it covered by legislation saying they must do it?

    Landlord's responsibility in both cases.

    Servicing and repair of any appliances provided with the property are part of the landlord's obligations.

    The landlord is also responsible for all interior repairs and maintenance - painting the walls, fixing doors, etc. So I would expect chimney cleaning falls under this same category as it's an essential piece of maintenance work.

    This obligation is set down in law under the Residental Tenancies Act 2004, Section 12.
