Garage living heating question

    Hi all,
    This is my first post on the forum. I am starting a new build in the near future and i am on here looking for all the advice that i can get. Basically we have decided to build the garage and live in it for two or three years before firing on with the dwelling. The garage is 56m2 and consists of a living area, kitchen and shower/wc downstairs with bedroom upstairs. We don't see the point in putting in the oil burner as it will only have to be re-positioned as well as the oil tank. So we are thinking of a small gas/oil combi boiler to heat the hot water and that. Has anyone any good advice on a small gas/oil combi boiler that would be up to the job and also if this would be a good idea.

    No we have not got planning permission to live in the garage. I am in the north and have spoken to Building Control regarding the issue, they said this was happening more and more often and to send in amended plans showing the layout for the garage as the plans will need to comply.
