Using 40sq/m while building

    Hi Folks

    I'm looking into buying a site with planning already granted, I know i cannot modify the house but can i use the no planning 40sq/m while i'm constructing the house to include e.g sunroom or extend a room to the rear of the property.

    Sorry a second question, If planning was given in 2010 does it fall under the new certifier assessment?

    Bryan's answer above is to your first query. You can only carry out an exempted development to an existing house.

    Yes. You will need to appoint an Assigned Certifier.
