raft foundation

    Raft foundation anyone anything abut them that I should look out for.

    Yes you should have an engineer design, a competent insured contractor install and the same PI insured engineer certify all has been installed as per design & building regs

    Passive raft such as supergrund or viking? Or traditional raft?
    As a above, let the engineer worry about the specifics.
    Price is the biggie, shop around. I am putting in a passive raft at the moment, saving €10,000 between quotes for exact same product.

    When you consider the cost of the raft labour and then the cost of buying and fitting the floor insulation and then pouring a screed, the passive raft doesn't seem that expensive anymore.

    If I had my time back again that's the way I would of went.

    If you have to go down the raft route, definitely consider a passive raft. With careful detailing, you can remove most of the thermal bridging at foundation level.

    Std raft as subfloor for 150m2 in Galway around 11k, insulated raft would be more. Last comparison I saw in Mayo was 9k std, 17k insulated.

    jez this house will be the death of me... the architect said that it is going to have to be a raised foundation with raft foundation.... anyone with such experences

    The architect is the wrong guy for a start. What sort of foundation you use will be guided by your engineer. He may put options on the table.

    I'm not sure what "raised foundation with raft" means - doesn't make much sense to me.

    What I have been told was that I would have to use soil to rise the ground level and then put in a raft foundation.
    The raised ground level is due to the getting a slope to the septic tank.
    Then a raft foundation must be used on account of the fresh soil being used they don't believe that it would with stand the weight of a house.

    if the choices are a standard strip foundation and moving the septic tank

    versus

    a raft foundation on raised site conditions to fall to septic tank



    i know which one id be choosing....

    I'd ask your consultant if using a pumped system for your septic tank is an option rather using than a raft foundation.

    Told by whom ? Arch or Engineer ? If Arch, see my earlier post.

    Me, I'd be doing a raft every time. Pipework can be made to do anything.

    Hi, I'm waiting on my engineer to come back with the specifications on my raft foundation. Is there a standard spec of materials like the steel or is every raft foundation different. I've been told that some engineers go way overboard on the specs just to cover themselves. While I don't want to skimp on the raft foundation, I also don't want to waste money needlessly.
