    Hi all.
I am a landlord with 3 apartments. I have a shop below with broadband and was thinking of connecting the apartments to the broadband. I am just worried about internet misuse and the legal ramifications of doing this. Is there any form/ contract i can get the tenants to sign?

    thanks

Look at some of the T&C for free WiFi services in Restaurant's etc. in your area for some guidelines.

And make sure your properly firewall them from you.

You could get them to sign an internet usage agreement just outlining acceptable use of the broadband. Having 3 apartments and a shop on 1 broadband might be a bit much though, especially if the tenants want to stream films/TV shows.

There is a technical rather than a legal solution to your situation. The problem with getting tenants to sign contracts to do with acceptable behaviour/download limits is that they will do nothing to stop one of them bringing home a boy/girlfriend with an addiction to illegally downloading movies and TV episodes. What you need is to restrict the bandwidth to discourage people from this carry-on. I'd ask over in the Broadband forum how to do this. It will probably involve giving each apartment a different Wi-Fi password.
