Making a legal enquiry on a property that is up for sale

    Hi All,

    I am seeking to get some background information on a property I am looking at. I have been told I can make a "legal enquiry" to Solicitor x.

    What should I expect to be disclosed to me?
    I'm interested in the state of affairs of the management company & also the building sink fund, building known issue, open litigations against the management company , board members of the management company.

    Appreciate your knowledge & experience this morning...

    Get your solicitor to raise pre-contract enquiries.

    These may not be entertained unless the property has gone sale agreed, but I don't see that you have an awful lot of choice.

    So if it goes to sale agreed & the Vendors side discloses to us & we find an issue, we can pull out without any penalty, right?

    If I answered that, I'd be in breach of the forum charter.

    What happens is that pre-contract enquiries are raised to check various issues, before any binding contract is entered into.
