How long you planning on staying?

I have a permanent job in Waterford , just don't want to be locked into a lease

Would imagine the LL had no problem with you if you paid 6 months in advance or 3 months worth of deposit.

Not sure where are you coming from not wanting to sign a lease in the first place.

After a year in the property you would automatically be on a Part IV lease where both you and the landlord have to give defined notice periods if either of you wants to change things so not signing a lease doesn't absolve you of these responsibilities.
