mortgage query

    We are ftb and looking at buying a property. We like the house and the site because there is room to potentially extend the house. Our only issue is that the house is quite small and would want to extend it as soon as possible. My question is

    - can we only get a mortgage for the price of the house
    - can you get a mortgage for price of house and possible extension?
    - do we just have to buy house and hope to get mortgage top up to build extension?
    - if so how long into mortgage do you have to be before applying for top up

    The banks will give money for renovation but it is really difficult to qualify and you would need to be a pretty decent candidate (good earnings...).

    What sort of % mortgage are you getting....
