Planning permission question, local needs requirements (Meath)

    Im currently living in a small village in county meath (Kilmessan). Im looking to apply for planning permission on family land which is about 2-3km outside of the village.
    The land was passed down from my grandfather to my father.
    Im booking into a preplanning clinic but was told by an acquaintance i would not be successful for local needs as i actually still live in my parents house which is inside the village boundary.
    Has anyone had any experience or can give me any information on this?

    What have you prepared for the pre-planning meeting? How much land is there? Are you in a position to farm this land or start a business? Is there any family members on the land that you would be helping to support? Would you consider taking an arch / planning consultant to attend with you? From what you've stated, it seems you are trying to move from an 'urban' zoned area, where your parents live, to a 'rural' zoned area and it sounds like your acquaintance is correct.

    The land is 0.6 acre. There is also 6 acres across the road.
    The site with the grandfathers house was sold. Whats left is the old farm site (Barns/hay shead/house garden) and the field across the road.
    The site is close to where I work, went to school in the local area all my life.

    The house was sold to pay for expenses after my father inherited the land and kept the second site to keep for building a house for myself.

    Get an opinion from local arch/ planning consultant who is used to dealing with the planners in your area. I reckon you'll struggle with the rural v town issue. I'll say no more and let Someone more local comment. Best of luck

    Hi doctorjan/confessor82, I'm also looking at a very similar situation, although I'm currently residing in Australia. Have either of you had any luck with planning?
