Would this be a big costly job?

    Just wondering about renovating a house i just bought and converting a garage into a room- we're the only house left in the estate with a garage so just I'm wondering if it is a big job- we are on a budget but call pull money from other projects in the house. The garage door is about 6ft away from where that column is at the front so the plan was to build that out and put in a window.

    I just wanted to ask the question if it would be a huge job to extend across the side also by about 10ft (about half way onto the side concrete ground)- the length of the side garage is about 30 including an old boiler house we plan to convert into a bathroom.

    Would it be cheaper if we bought all the material ourselves and then hired a company to do it for us or would they have to source their own material?

    Just want to be cost effective :)

    Not a big job at all.
    But you do require planning permission before you build.

    Not many builders will work with materials sources yourself as they have no control over supply and quality of the material.

    do you still need planning permission if its under a certain amount of sq ft?

    Makes no difference what size it is, you are building at the side of the house which needs planning exempted development relates to the rear of your house.

    IIRC, you can convert the garage without planning, but if you add to it, planning is required b

    Thank you!! That's what I needed to know. Looking at it today i think we won't bother and might just put a conservatory out the back instead! The "garage" isn't actually a garage- its a living room with a 5ft garage at the front of it. Just wondering if we were to extend the garage to the pillar in front and just put in a window would we need planning as well? a neighbour said she did it without it but just wondering- we're the only house in the estate with a garage and the fact the previous owners had 3/4 of the room converted anyways, we just wanted to finish it off.

    Basically you want to shift the building line to match the pillars with a window so giving some extra space into get new room.

    I can't see a planning issue and I know if Dublin city council planning enforcement officers were to see it, they would cite it as a non issue.

    If it was me I would do it, but you should really get some advice to ease your own mind.

    perfect!! thank you! yep just to match it to the pillars and put a window in- I'd be happy out with that!!

    We're down in Nenagh so hopefully the people down here won't have an issue with it!
