Section 5 or Architects Certificate of Compliance?

    Guys.
    A friend is carrying a small rear extensions. Well under exemption limits etc.
    my question is what is more beneficial, a granted Section 5 Application or an Architects Certificate of exemption from planning?


    ie. If he goes to sell in a few years will the solicitor accept a section 5 cert or will they still insist on an architect certificate of exemption?

    A solicitor will always always always seek an architect's cert . Even in my experience when DCC have just issued retention permission.

    For home extender a Section 5 is reassuring before. Whereas a cert is required after.

    Solicitors are still hit & miss, it's still buyer beware... From personally experience.
