requirements ahead of building extension

    I'm currently going through final stages of legals for buying a house. It's a 1960's 3 bed semi which needs modernisation and we're also going to build a small extension (approx 18m sq) onto the back.

    so, while waiting to get the legals sorted i've had an architect in to look at it and measure it up for the purpose of drawings, getting floor-plan into CAD etc. I asked him to give me a list of all costs and he included €500 for a health & safety report.
    is a health & safety report required for a small domestic extension? what does this include, other than checking for asbestos etc?
