I'm looking for a recommendations for an Architect or Planning Consultant for the Limerick southern environs. The site is zoned residential but is at the back of my mothers house and access is shared. All services are available. I'm looking at building something that follows the vernacular cottage style. Very simple but the detailing is very important. Recommendations by pm please.

if you need something architectural designed, engage an architect.

if you need consultation on the planning system, engage a planning consultant.

I need a combination of the two if such a person/company exits.

if its 'listed' you will probably need at least a grade 3 conservation architect.

these do not come "cheap".....
