asbestos roof tile removal

    newbie here so be gentle.

    i have planning permission for a house renovation, have been through tendering and are planning in the coming months.

    planning includes replacing the current roof and unfortunately we recently discovered the current roof tiles have some asbestos content.

    i've received a quote on disposal from one licensed company and am starting to talk to removal companies now (recommendations gladly received by pm!).

    the project itself has already been delayed and i would like to limit the potential for any further delays.

    my question is in relation to the commencement notice.

    if i get a licensed company in to remove and dispose the current roof tiles at some point in advance of commencement would this breach the commencement rules and render any commencement notice invalid? would it make any difference if this was done well in advance of actual commencement (as the house is unoccupied)?

    have you considered placing this work under the contractors insurance & make the removal/disposal persons a 'nominated subcontractor' that way the contractor will have scaffolding etc in place, and make the health & safety elements easier (in theory)

    to answer your question: assuming you begin works on the project within the stated time frame on the commencement notice, i see no issue. but have you really thought this through - will this leave the building exposed for longer than it needs to be?

    some of the reasons i thought of completing the asbestos removal before the main contractor starts were 1) i thought there may be a pile of extra health & safety requirements if both groups are onsite at once (are there?) 2) given how weather dependent roofwork can be, i thought it might delay the rest of the demolition

    In these days, Many kinds of concrete workers are available us. For example If your installation was made several years ago, the contractor might have followed the rules pertaining to those days.

    1yes assuming skip, scaffolding etc was in place and h&s, insurance etc sorted
    2. Assuming works on roof start after commencement notice (&time period) that's ok
    3. You need training, insurance and disposal permits

    Stop skipping around the health & safety aspect and get professional consultation immediately!

    i'm starting to get quotes from specialist removal/disposal companies now.

    i have the option of engaging them directly or going through the contractor.

    which option would be better?

    also, does anyone know what the vat rate would be with each option?
