Best approach for objecting planning permission

    Can anyone give some guidance on the best approach for objecting planning permission. There's an application submitted in the property adjacent to mine for a mix of 2 x retail units, 2 x apartments, private open space and car parking spaces. The main reason for the objecting is because of the adverse impact it will have on our quality of life and also because the private open space will look directly into our back garden.

    Does anyone have any experience in opposing the planning process and what the best approach is i.e. is it better to lobby neighbours and lodge one objection or separate objections.

    Also, does anyone know if what the statutory reasons for objecting a planning application are e.g. height requirements, overlooking property etc?

    In respect to your objection:
    (1) your quality of life is not a cause for objecting as I am sure many others could have said the same about your site at some stage in the past.
    (2) the overlooking issue is something that you would need clarity on. If the new development looks into you property, you do have a case but this can be altered by planting/ walls etc to prevent the issue.

    The only way to prevent the development or a development of some sort in the neighbouring field is to buy the field. Otherwise, the owner, once they comply with planning requirements, will most likely get planning for some sort of development weather you object or not. Most successful objections result in an alteration to the development but not a refusal. A refusal will only occur for a breach of a planning issue or public interest issue.

    The best way to object is to get a professional report done highlighting any planning issues and submit it directly yourself.
