Basically I got new neighbours in the house next to me in july. To date ive been kept up by loud techno music 14 nights endless partys , screaming shouting ect . Ive rang the gardai on 7 of those nights 3 of which they were a no show other times the sat outside in car and drove off . The landlord told me its not his problem its the letting agent who wont answer the phone . Ive applied to the PRTB for a dispute resolution but I hear the waiting time is 8 weeks . Im really at my wits end here my job , home life & daughters life all have been badly effected .Is there anything else I can do ?

When you say the landlord doesn't want to know, is it the neighbours' landlord or your own? Are the neighbours tenants or owners??

I'd start keeping a diary of when the music starts/stops. Video or sound recordings would be good too. You'll need that for the PRTB anyway.

Do the council have an Environmental Health team? They should be able to investigate noise nuisance as well, so I'd get in touch with them too.

The landlord is not being realistic.

See a solicitor and have him/her send a letter to the landlord.

If the landlord won't sort it out, you can take it further.

Also, if you are not getting results with Gardai, you can write a letter to the Superintendent.

Well I hope the Prtb can come down on him . He seems to think the house is the letting agents problem ,he actually threatened to sue me if I contacted him regarding the house again .

The landlord sounds like an idiot. And an ill-informed one. Perhaps the PRTB will remind him of his responsibilities...

I think it was a €30000 fine a couple of years ago for a landlord not acting against his anti-social tenants.

He would be wrong; the house and its tenants are his problem. Its his legal responsibility to sort out his tenants and it will be him that the PRTB will take the case against, not the letting agent. He needs to grow up and take some responsibility.

But who decides that the neighbour is anti-social? Wouldn't it be the responsibility of the OP to establish (in a way that wouldn't leave the landlord open to a law suit of unlawful eviction from the neighbour) that the neighbour is behaving anti-social, before the landlord can start action against the neighbour?

That's why keeping a diary and recordings of when the noise stops and starts would be a good idea. The council and the PRTB can decide from there...

Several recorded complaints to the Gardai is a good start.
