My neighbour has built a wooden bike store ajoining his concrete shed
This storage is attached to the partition wall . The roof is flat and overhangs my garden with rainwater flooding onto our wooden shed. The side wall of our shed is rotting. Can I do anything about it. He is not the nicest of people to speak to. Thanks in advance.

Well, if you're not willing to talk to him, you may look into putting a gutter in place. Neighbourly disputes are not always fun ;)

    Good luck.

But can I touch his building?

[not a legal opinion]I'd be very tempted to take anything belonging to him that overhung my property and return it to him if I were you [/not a legal opinion]

Yes we were thinking of cutting off the overhang. I dont want to break the law or start a war.

Maybe first have a chat. Let your neighbour know you don't want to cause any hassle, but make a couple of suggestions, because his properly is in your property and damaging it.

    Start talking with your neighbour.

    A good neighbour is priceless.

Even if you go to law, many judges will adjourn and suggest talks

You could block the end that overhangs your property with something ..... with a board and sealant ..... so no water can fall off onto your shed .....

bring him around and show him the next time its RAINING......and see what his response is first....before you take out the saw.

I have popped a letter in his door but nothing, he is a nasty piece of work, had a skip in the drive for a week and he called the council to report rats, was mortified. My son was going out this morning and he neighbour was messing with our external tap , not only is it trespass but also vandalism now, cannot board the drainage as it is a piece of felt open at both ends, next stop is solicitor.

A letter is not the same as calling in for a chat though. Sounds like a good relationship is not being sought by either side. Keep us posted on what your solicitor says
