Rent issue

    I am currently renting a house in wexford town through a letting agency and have done for 4 an a half years never one weeks rented missed however in the last few months ye letting agent has not being paying any rent to ye landlord any advise

    Have you been paying the letting agent and he hasn't been paying the landlord?

    Yes we have being paying the letting agent this is going since last year we thought we got it sorted but then again this month no monies paid to he landlord along with outstanding back monies

    Can you contact the Landlord and arrange to pay the money directly to them?

    You are covered once you get a receipt from the letting agent! you could make a complaint to the regulatory authority for estate agents and also check if this letting agent is registered.

    Yes it is heading that way that we are goin to report this person as they will not answer our calls or emails. Jut checked be list an they are not on it . It's a very stressful situation when you are doing things right

    Do you have a written agreement e.g. A lease.?
    If so is the agreement with the letting agency or the landlord.?
    If it is with the letting agency then let the landlord sort it out, you do not need to get involved.

    We rented the house through the letting agent in which the landlord has he contact. It's just very frustraighting when we are doing things right and then not p answer our calls or emails it's downright disrespectful. Just very stressful

    It may be disrespectful but why are you calling and emailing the letting agent?
    It is an issue between the landlord and the letting agent . Let the landlord chase it and replace the letting agent if they wish.
    Is the landlord pressurising you to chase the agent or are they suggesting you are not paying? Keep all your receipts. You are entitled to have a up
    to date rent book recording all your payments.

    I have all receipts so no worries there an the landlord does not doubt us problem is letting agent won't answer any calls to the landlord or answer any emails

    It's not your problem. Ask the landlord does he want you to pay him directly from now on.

    It's up to him to get the money off the agent.

    If you signed a lease agreement with the letting agent then just pay them. Whether they pay the landlord has nothing to do with you.

    Lease agreements have to be signed with the property owner though...

    That being said, OP, if the landlord has appointed this agency as a receiver and instructed you to pay them each month then this is nothing for you to be worried about. It's between the landlord and his letting agency.
