house purchasing legal fees

    hi folks,

    i just have two questions i was wondering could somebody possibly answer.

    1 -when purchasing a property for approx €280k, what would be the average legal fees expected to be incurred?? i know all practices are different but it there an average to be expected?

    2 -also can somebody explain to me what an outlay would be?? i was told to expect an outlay of between €400 and €1200 but im still a little unclear of what that may be for.

    It really depends on what's involved if the solicitor knows the area and issues will give a better idea. Outlays are exactly what they say on the tin the money the solicitor must pay to third pariies on your behalf, it's not his money it's fees he pages for you to other people and he will be able to provide receipts.

    General average is €1500 for a run of the mill purchase, however this will vary depending on location, purchase price, complexity of mortgage etc. You should probably pay between €1200 and €1500 plus VAT at 23%.

    Your outlay will definitely be more than what you state. Outlay includes Stamp Duty (1% of the purchase price for a residential property) so you will pay €2800 and Land Registry fees for registering you as owner and registering the charge of your lending institution and Commissioner for Oaths fees etc. Can't give a ball park for your outlay but it will most likely be over that €1,200.
