local ties/ housing needs

    Hi just wondering if anyone knows if local ties and housing needs still have to be addressed in a planning application if there is a existing house on site.

    I don't believe so, they just apply to greenfield sites and maybe derelict buildings. I know we were a bit careful about making the house we bought and wanted to rebuild/extend appear habitable when we were applying although we were probably being overcautious. Lots of bad experiences with Wicklow planners! Although they really did us a favor turning us down for 7 years, we would have lost the lot by now if we'd gone through with the first site we tried! Its worth a tenth of the price we agreed now...

    Define an "existing" house

    Are you taking about a fully functional dwelling or a derelict shell that hasn't been used in years?

    35-40 years old. Lived in until 3 years ago. House could be lived in but it is damp very close to the road and badly laid out.

    Demolition of existing house and move back from the road and rebuild. Back line of existing house possibly front of proposed.

    most councils now have specific guidelines when it comes to replacing rural dwellings... what county are you in?

    a lot of councils will not allow a demolition and replacement unless the existing dwelling is structurally non-viable.

    in my experience in these cases, local needs is not a factor unless the dwelling is clearly uninhabitable and has ceased to exist as a house.
