    Hi, just looking for some information if anyone can help.

    Myself and my partner have recently received a plot of land from my parents and are looking to build a three bedroom house for ourselves and our two children. The only thing is were both pretty clueless about the whole process and we have a meeting scheduled with our bank in the next few days to discuss the mortgage and a rough estimate of much we need to borrow so we can get the ball rolling... Basically I'm looking for any information I can get right now from anyone that has went though the proceedings but mainly just if anyone has a rough idea of the cost to build so I don't look like a total idiot!

    Any information is much appreciated.

    question is to vague. do yo own a house. Why should you build in the area etc..!

    Best if you review the 'planning & sustainable development' legislation
    And also the county development plan for your respective coco.

    A good local architect should know the ins and outs for your local area and help with these questions.

    The general guideline on boards seems to be about €100/sq ft to build a house. That is to finish the house off to a good standard - it could cost more/less depending on finishes, etc and whether there are trade persons in the family who could do some work cheaper. The first things you should do is meet with the bank and see what finances are available and your potential budget and meet with the local county council to see if you are eligible to build and if they have any particular requirements for houses in your area and whether they foresee any potential issues with your site - our council would only allow a one and half storey - they wouldn't go for a dormer or bungalow. They also went through the requirements for local needs and whether we qualify. After this meeting we engaged an architect who drew up plans and we met with the council again to see if our plans were on the right track before submitting them. Once planning and finances come through (which both can take a long time) then its time to meet with builders and get quotes and decide on the the requirements - e.g. timber framed, block built, u-values, etc. Best of luck.

    Hi, hoping somebody can help me. Been trying our area for last year for a site and no joy either too expensive, very small etc.
    Finally in June we seen a great site in great location and approached the owner and he is willing to sell to is!
    Now he told us he has to apply to the county council to see if he can sell the field as a site or does it have to be used as agricultural land! Anybody have experience of this or know what it is called?! I asked the owner and he didn't know name but knew he had to do it but was waiting to see who was interested in the site first! He said he would be in contact once he had news and I don't want to be annoying him because I'm afraid we will ruin our chances!
    Really hope somebody can advise me!
