My sister is getting married in como.
She has booked this villa to stay in
    http://www.villapolettibellagio.com/contact.htm

She was going to have a gathering with the guests (35 people) at the villa the next day but got an email from the owner last week to say that there can only be 10 people in the villa.
She has already organised catering drinks etc.

    Is this unusual?
What would you advise she does?

Its not unusual at all the owners hardly going to want 35 people going around the villa in case the place gets damaged she should really have asked before she book catering and everything what were ye thinking. Ye might be able to come to some sort of compromise but I doubt it.

Looks like its stated on the page:
    VILLA POLICIES

    Maximum 10 guests
    Children welcome
    Non-smoking villa
    Pets not permitted

    http://www.villapolettibellagio.com/info.html

Now that they know about it there is not much you can do I would say.

I suspect there may be confusion here caused by translation. The apartment owner may have interpreted the OP's request as being to have 35 camp down in the villa overnight when from the sound of it, it's just a get-together for a few drinks and eats.

If you look at the condition quoted above, it mentions 'guests' which to us could mean either an overnight guest or a guest at a party but might have only the overnight meaning to an Italian. I'd suggest the OP tries an alternative form of wording to not include the word 'guests' when referring to the 35 people. Maybe just say that they are inviting 35 'friends' over for a few drinks and lunch and confirm that no more than 10 'guests' will be staying overnight.

Yeah - I would say that this is just a simple mis-understanding. It looks like there can only be 10 (maximum) overnighters but I doubt if a soirée for 35 will be a problem. Your sister should certainly have verified this in advance but hopefully it can be sorted now, once the owner understands the situation.
