Mortgage Application

    Hi there,

    Firstly, we would like to say that we have been very impressed with Bank of Ireland who has been extremely helpful throughout our mortgage application, but we have just hit a bit of a delay and can't seem to find a solution.

    Our reference number is <snip>, we were dealing with <snip> of the Drumcondra branch, who has always been very helpful and efficient but unfortunately is away until the 5th of August.

    Ourselves and our solicitor received the letter of offer on the 13th of June, and we also received a letter (please see below) on the 19th of June informing us that all of the conditions had been fully complied with, and that we should make arrangements to meet with our solicitor to sign the relevant legal documents, as described by the letter attached. We were further instructed via email on the 19th of June that the application was released for completion, we had supplied everything required, and that any further steps will be guided by our solicitor. On these instructions we completed the legal documents with our solicitor. After which he informed us that he requisitioned the mortgage cheque. Since our closing date is on the 3rd of August, we thought we better follow up regarding the above, only to be informed that we had not supplied our life assurance documents. We went in to sign these documents in May and thought this was all complete as described in the letter and email we received. It's not really acceptable that we were not contacted immediately or at all, after our solicitor requisitioned the cheque, to inform us that this was outstanding. 

    However, we immediately signed and returned the life assurance documents and called back on the following day to be told that our power of attorney document and mortgage protection are still outstanding. We called our solicitor who informed us that the power of attorney is not at all normal in this instance. He phoned the mortgage team and was told by the technical team that they have no idea what this is, why it is required and that it is most likely an error. They informed him that only our in branch advisor could assist us with this.

    After 4 days of leaving messages and trying to get hold of our branch, they cannot help regarding the above. <snip>, the temp covering for <snip> at our branch is now also requesting a final valuation report, something only to be conducted after building restorations are complete, and won't reason or understand that we have already supplied our building survey, restoration costings and initial valuation report in full. Furthermore the branch temp is also unreachable, and does not answer the phone. At this stage we are in a bit of a panic, as the 365 team asks us to phone our branch, who without <snip>, cannot seem to assist us with the same. Our solicitor is also quite concerned at this stage, as we have signed the legal contracts to close the sale on the 3rd of August, leaving us liable for interest on late payment if this cannot be resolved in the next few days.

    Could somebody please help explain to us what is happening, and why we weren't informed that documents were outstanding, and why the required documents seem to continuously change, even after we were informed that all the conditions precedent in the letter offer for our loan had been complied with in full, and we were further instructed to meet with our solicitor to sign the contracts and pay the deposits.

    I am pleased to confirm that all the conditions precedent in the offer letter for this loan have been fully complied with. 

    The bank has today written to your solicitor confirming this. If you have not already done so, you should now arrange to make an appointment with your solicitor to complete the legal documents necessary to obtain your mortgage funds.

    ……

    Furthermore the email correspondence we received as mentioned above from Malay on the 19th June outlines the following in response to our queries regarding the next steps in the application:


    Bank of Ireland Mortgages will write to your solicitors to advise them the application is released for completion and next steps involved. Any further steps will be guided by your solicitor.

    Hi there,

    Sorry forgot to mention that our new in branch consultant is also requesting that we submit planning permission.

    We have already been through all of these details with the bank and our building surveyor. Absolutely no planning permission is required for the restoration works required. One does not require planning permission for reflooring, repairing chimney, replacing doors and windows, re plastering and painting, plumbing and all other minor restoration works required as outlined in the comprehensive survey report supplied over 2 months ago.

    It is not acceptable to be requesting planning permission details one week from our closing date, when clearly no planning permission is required.


    Please let us know how we can get this cleared up as soon as possible.
