renting a dairy farm

    my widowed mother is retired from dairying and wishes to find a long term tennant as she has no one to carry it on , cubicle house is in good order and has scrapers , their are also several other slatted sheds on the farm , the acreage of the farm is 130 and it used to hold eighty cows

    was wondering how much per acre would be reasonable under a ten year lease

    oh and the milking parlour is a twelve unit , its around twenty years old but is working fine

    i know land for rent is usually around 150 per acre but would a property like the above not be worth 200 or so ? with milk quotas going and fully operational dairy farms relatively scarce for renting

    ideas welcome

    is it reseeded ,is it dry ground is there many dairy farmers around you? where are you based? All pretty simple questions that need to be answered first.

    worth up to 250 on long term lease or 300plus with entitkements depenfing on location and land type

    Op sounds like a plot of land u could have lads fighting over.dairying all the buzz at the moment and if you were in my kneck of the woods(north tipp)it could command up to 350 an acre,which to be honest is a great price for leasee but dont know how lessor can make money from it.if u were next to me I'd be very interested in having a chat!!!

    It would be an interesting project, and one a lot of us on here would probably have thought've once or twice if the location was right. What would the profit be like on this set up, assuming good land, facilities etc? Labour is going to be the obvious biggest drain on it compared to the home set up. Even if u take on a full time milker, u'll still end up doing 4 milkings a day urself to cover their days off

    With a big outlay on stock and fulltime labour +relief milkers needed ive always been dubious about a turn key set up like this... it will only work as imo if a number of farmers take it on with the intention of minimal time input . as a micro version of the greenfields there would be a return on investment but the minute your putting big time into it and getting distracted from your home set up its loosing appeal for me......... for a landless ,new entrant its a perfect opportunity to get going without the massive financial commitment... they would need an equity partner cos i couldn't see where they would get the capital to buy stock etc

    No he has multiply'ed 350 by 130 and fainted when he got 45K. He is not looking for an auctioneer to manage the letting. As new law not yet in re client paying auctioneer charge it will cost Mahoney another 7.5% which is another 26.25/acre but auctioneer will be happy with 3.4K/year to manage the transaction. :D:D

    Still. I wouldnt mind hearing anyones opinion ot experience. 2 heirless farms locally but not bounding me. Lads wont look to do anything more post quota and are of an age and mindset for retiring.

    Still dont see the situation where a big time input is a runner .
    Would think where the landlord has equity with a farmer involved ,also with a manager who has a share , might be what I could see work.

    On smaller farms maybe a robot would work and share the labour machiner y from home farm

    250 acres beside me, that was leased to one of top drystock farmers in the country for the last ten years, came up for sale lately, full range of sheds, beautiful house, farm road through the middle.
    Only made €7000/ac, I thought it would have been dearer as a potential dairy farm
