Buying property and wanting to extend

    Hi Guys,

    Looking for some advice.

    We have just seen a property that we are looking to buy. Currently the property isn't up to much, but location and site are perfect. The house is a small 3 bed which needs work to move in. We would want to extend the house in the future, and if we can get the money from the banks as soon as (if) the sale goes through we intend on doing the extension before we move into the property.

    As getting planning permission is crucial to our long term plans for the property, would it be advisable at this stage to meet a planner from the coco? I know that this is recommended for new builds, but not sure for extensions. We are also concerned about planning as the property is in a high amenity area very close to a special area of conservation.

    We would really appreciate any advice from people here on what the next step should be.

    due to this, which may impact on any development you ever do at the property I would believe you should speak to the local authority or at least to a local architect who can advise better on the actual property and its location in respect to the amenity area.

    That's what we were thinking, although we didn't know if we could meet with someone in the planning office without owning the property or without having plans officially drawn up.

    We believe, that while planning may be strict, it is possible. There have been a number of new developments in the area in the last number of years, mainly dormers. The existing house is single story and we intend on staying at this level.
